Fintown Review – Critical Performance Parameters Opinion and Analysis – Hexastar Chart
PROFITABILITY: Fintown presents operations with interest rates typically between 9 and 12%, with the average located closer to the upper range, around 11% annually. With these values, the platform is located at the average or above the average of the returns offered in the sector, with a priori a very good balance between profitability and risk.
SECURITY: All Fintown projects present an asset as collateral, generally an apartment or some other type of property (we can consult the LTV of each project, and in our experience these are usually kept at low values, below the sector average ). In addition, all operations have at least 20% skin in the game of the Vihorev Group, which guarantees that the interests of the platform and the promoter are aligned with ours as investor users.
DIVERSIFICATION: Fintown has several simultaneous opportunities open for investment, which is appreciated for the diversification of our portfolio, especially in the early stages of an investment platform’s life, which are usually the most complicated in this sense. We must remember, however, that – for better or worse – all the published projects have a common link: the Vihorev Group.
LIQUIDITY: Fintown is promoted as the platform where “you don’t need a secondary market”, and it is true that its specific type of product, RENTAL does offer liquidity windows at discretion once the minimum initial period has passed WITHOUT penalty and with all interest daily accrued to date, which significantly increases the liquidity of our investments in the platform, providing us with an early exit route without complications and without secondary markets when we wish. We can even request early departure BEFORE the minimum period (although in this case, and only in this case, a penalty will have to be paid).
FUNCTIONALITY: Clean and easy-to-use interface as well as functional. Although you see screenshots in English in the review, it is already translated into Spanish and an improved version of the translated page will be implemented shortly.
CUSTOMER SERVICE: Without too many references yet in external opinion aggregators such as Trustpilot, etc., we do have a very good initial impression in our contacts with the platform’s management team and support staff.
Is Fintown Trustworthy or Not – Due Diligence Findings Is it safe?

* The activity that appears in the registry is “Rental of real estate, apartments and non-residential premises,
production, trade and services not listed in Annexes 1 to 3 of the Trade Licensing Act. Fields of free trade: – mediation of trade and services -wholesale and retail sale – purchase, sale, management and maintenance of real estate”, which is in line with the operations of the platform.
Maxim Vihorev and Vladislav Siganevich are listed as Administrators, which coincides with the charges presented in the ABOUT US section.

How to Join Fintown
Fintown has a very simple registration process, comparable to the rest of the crowd platforms we are used to. It all starts with the typical short registration form.
Next we must validate our email address and we will be directed to the mandatory KYC process, which in this case is carried out through the partner Identomat. It is not a complicated process at all, and we will simply have to have our DNI or equivalent ID on hand and be ready for the typical selfie.
Once these simple steps are completed, we can make our first transfer/deposit and start investing in the available opportunities.
Fintown Rental – What is special about this Product?
Rental is a unique type of product that we will only find in Fintown and that constitutes the true essence and innovative element of the platform, so it is important to know its fundamental characteristics:
1 – This is an Early Exit operation, which after a minimum duration (which can be only 1 month or more – they specify it in each project) allows us to exit it and recover our capital and interest WITHOUT any penalty and WITHOUT the need for a secondary market. Furthermore, if we wish, we can even request Early Exit BEFORE the minimum period, although in this case we will lose interest and pay a penalty.
2 – Interest accrues DAILY, that is, when we decide to exit – after the minimum period – we will not lose a single day of interest earnings until the exit date.
3 – These are operations at a fixed interest rate , which do not depend – for example – on whether the apartments are rented or not or whether it takes more or less time to build or rent. The underlying asset of each of these operations is always a property (see the file for each project) with its own flow of resources and with a LTV low enough to cover a priori possible delays or non-payments.
